The Repair or Replace Dilemma
Every homeowner faces this question: is it worth repairing, or should I just replace it? The answer depends on several factors including cost, age, safety, and efficiency.
The 50% Rule
A good general rule: if the repair cost exceeds 50% of the replacement cost, it's usually better to replace. But consider the item's age and expected remaining lifespan too.
Windows & Doors
Repair if: Single broken pane, minor draughts fixable with new seals, cosmetic damage only.
Replace if: Frames are rotting, double glazing has failed (condensation between panes), they're single-glazed, or over 20 years old.
Boiler & Heating
Repair if: Under 10 years old, minor fault, parts readily available.
Replace if: Over 15 years old, frequent breakdowns, efficiency rating below C, using R22 refrigerant.
Roofing
Repair if: A few missing or damaged tiles, localised leak, flashing needs resealing.
Replace if: Widespread damage, sagging roof deck, multiple leaks, tiles approaching end of life (30-50 years).
Flooring
Repair if: Scratches can be sanded and refinished, single damaged section, subfloor is sound.
Replace if: Water damage, extensive wear, subfloor issues, or it's cheaper than professional restoration.
Plumbing
Repair if: Isolated leak, single fixture issue, pipes in good general condition.
Replace if: Lead pipes, widespread corrosion, frequent leaks, or during a major renovation.
